What is a home inspection?

A home inspection is a visual examination of the home's major structure, systems and components that are visible and safely accessible.  The inspector should substantially adhere to a standards of practice that outlines what should be covered during a general home inspection, as well as what is excluded.

How much does a home inspection cost?

At Organ Mountain Inspections, we price residential inspections based on square footage. Homes 0-1,999 sq ft are $375; 2,000-2,999 sq ft would be $425; 3,000-3,999 would be $475. Pricing typically increases $50 per 1,000 additional square foot category. Ancillary fees may apply based on additional dwellings or other inspection service requests. Local tax is also not reflected in the listed pricing. All taxes and fees will be added and listed on your itemized invoice.

What is included in the home inspection?

A residential inspection includes the home and its systems, along with a comprehensive report broken down by section: roof, HVAC, exterior, garage, kitchen, bedroom(s), etc. Our full menu of services, including ancillary services, along with pricing is available on our "Services" tab of the website.

How do I schedule an inspection?

We have several options for scheduling. Most commonly, buyers or their real estate broker will contact our office via call or text to set up an appointment. We also have a contact box you may use to send a message by clicking the Schedule Now button below.

What are your payment options?

We accept cash, check, money order, or card payments. Payment can be made online with a card prior to the appointment or with our other options in person during the inspection. Only a signed inspection agreement is required prior to the inspection. Your invoice may be settled anytime, even afterward. Our company policy requires all balances be paid before reports are released.

Am I required to attend the inspection?

In short, no. We welcome but do not require client's or their real estate broker's (if applicable) attendance; however, we will need access to the interior of the property in order to complete the home inspection. Our inspectors do not have access to Supra lockboxes but can open a contractor lockbox with a provided code.
